If you have to clear out a loved one's house because they have died or downsized, then you might have a whole lot of stuff that you have to deal with. Some of the stuff you can get rid of with no problem, while others you can donate. But your loved one's house may also have a lot of stuff that is too nice to donate. If that is the case, you need to figure out a way to handle those things. One of those ways is to have an estate sale. If you are going to have an estate sale, then there are things that you need to do in order to make it happen. 

Research the Items

Before you start pricing anything to sell, you need to do some research about what you have and how much it's worth. You don't want to sell something for $5 that is worth $500. A few hours with a computer and a good search engine, and you should have a pretty good idea as to what you have and what it's worth. Keep in mind that condition of the item matters. Something that is in prime mint condition is going to go for a higher price than the same kind of item in fair condition. When you are doing research, keep the condition of your items in mind. 

Create an Inventory

Make a master list of what you are going to sell so that you know what you are selling. You can break your inventory down by types of items—for example, jewelry, furniture, clothing, etc. When you create your inventory list, you can also put what you are pricing each item at, which will make it easier for you when you actually get to the point of pricing everything. 

Stage Your Sale

When it's time to sell, you want to make sure that you create a visually pleasing display. That means that you should dust, polish, and shine everything. Then when you put everything out for the sale, make sure it's nicely and neatly organized. The reason to do this is that people are going to shop with their eyes first, which means if they can see something attractive, they are going to be more likely to buy.
